Terms and Conditions

Check-in time is from 3 p.m. - 6 p.m.  Our B&B closes at 6 p.m. so that our family can have dinner before building your nightly campfire.  If you cannot be here by 6 p.m. please contact us to make special arrangements.  Check-out time is at 11 a.m.

Cancellation: Your room is being held with your credit card number through 6 p.m. on the date of arrival.  Our cancellation policy is: $25 administrative fee for reservations canceled up to 15 days prior to arrival; Reservations canceled 14 to 8 days prior to arrive will be charged 50% of the reservation cost;  No shows, or cancellations 7 days or less prior to arrival date, are subject to payment in full of the entire reservation.  If you think you might need to cancel you might consider purchasing a Travel Insurance Policy (we do not sell insurance).

We want all of our guests to feel welcome and at home, however we do have some house rules:  In compliance with the Ohio non-smoking law, all indoor areas and outdoor areas in front of our common rooms are non-smoking. We do not accept pets/animals. Due to costly cleaning expenses, any guest that violates the non-smoking/no pets policy is subject to a $200.00 cleaning fee.  We have a maximum of 2 people per guest room.  Children must be at least 14 years of age.  While we know that accidents cause minor damages to guest rooms from time to time, we will bill the credit card used to hold your room for any extensive damage to carpet, furniture, linens and/or room damages.  By order of the Fire Marshall, guests may not burn candles in guest rooms.

We provide complimentary coffee, tea, and hot chocolate.  We also put bottled water in your guest room.  For your convenience we have a full-size refrigerator/freezer in our Breakfast Room that is shared by our five guest rooms.  NO coolers in the guest rooms please.
